PhillyPad is Philadelphia's premier rental marketplace connecting renters with quality properties across the city. We provide a trusted platform where renters can find their perfect home and landlords can connect with quality tenants. Our mission is to make the rental search process simple, transparent, and efficient.

Yes! Browsing listings and searching for rentals is completely free for renters. You can search, filter, save favorites, and contact landlords at no cost. For landlords, we offer a free standard listing option, as well as premium plans for enhanced visibility.

PhillyPad focuses on Philadelphia, PA and surrounding areas. We cover all Philadelphia neighborhoods including Center City, University City, Fishtown, Northern Liberties, South Philadelphia, and many more. We also list properties in nearby suburbs and counties.

Each listing has a "Contact Landlord" button. Simply click it, fill out the contact form with your message, and your inquiry will be sent directly to the property owner. Make sure you're logged in to send messages. You'll receive responses via email.

We take listing quality seriously. All listings go through our review process, and we verify landlord contact information. However, we encourage renters to do their own due diligence - visit properties in person, verify lease terms, and never send money without seeing the property first.

For Renters

No, you can browse and search listings without creating an account. However, creating a free account allows you to save favorite listings, receive email alerts for new properties, and contact landlords directly through our platform.

Once you're logged in, you'll see a heart icon (♥) on each listing. Click it to save the listing to your favorites. You can access all your saved listings from your dashboard at any time.

Yes! When you search for rentals, you can save your search criteria and enable email alerts. You'll be notified when new properties matching your preferences are listed on PhillyPad.

Introduce yourself briefly, mention your move-in timeline, number of occupants, employment status, and any specific questions about the property. Being professional and providing relevant information upfront increases your chances of getting a response.

This varies by property. Each listing specifies which utilities are included (if any). Common arrangements include: all utilities included, some utilities included (like water/trash), or tenant pays all utilities. Always confirm utility arrangements before signing a lease.

Typically, you'll need: proof of income (pay stubs or employment letter), government-issued ID, rental history/references, and possibly bank statements. Some landlords may also require a credit check. Requirements vary by landlord, so confirm what's needed when you apply.

For Landlords & Property Managers

First, create a free account and verify your email. Then go to your dashboard and click "Create Listing" or "Add Property". Fill in the property details, upload photos, set your price and terms, and publish. Your listing will go live after a brief review process.

We offer three plans: Free Standard (basic listing with 5 photos), Featured ($9.99/month - higher ranking, 15 photos, featured badge, analytics), and Premium ($15.99/month - top ranking, 30 photos, premium badge, advanced analytics). We also offer property manager packages for multiple listings.

Free listings remain active until you mark the property as rented or remove the listing. Featured and Premium listings are subscription-based and remain active as long as your subscription is current. You can pause or cancel subscriptions at any time from your dashboard.

Yes! You can edit your listing at any time from your dashboard. Go to "My Listings", select the property, and click "Edit". You can update photos, descriptions, price, availability, and all other details. Changes are reflected immediately after saving.

PhillyPad connects you with interested renters through our messaging system. You'll receive inquiries via email and can respond directly. We recommend conducting your own screening process including credit checks, rental history verification, and in-person meetings before accepting applications.

Absolutely! Our Property Manager packages are designed for landlords with multiple properties. You can manage all your listings from one dashboard, with special pricing for bulk listings. Individual listing plans allow one property per subscription.

High-quality photos, detailed descriptions, accurate information, and competitive pricing attract more renters. Include: clear photos of all rooms, specific amenities (parking, laundry, pet policy), nearby transit/attractions, square footage, and lease terms. Respond promptly to inquiries for best results.

Pricing & Payments

We accept all major credit cards (Visa, Mastercard, American Express, Discover) and debit cards through our secure payment processor. All payments are processed securely using industry-standard encryption.

For Featured and Premium listings, you'll be charged when you first publish your listing, then automatically on the same date each month. You can view your billing date and payment history in your account dashboard under "Payment History".

Yes, you can cancel anytime. Go to your dashboard, select "My Listings", choose your listing, and click "Manage Subscription". Your listing will remain active until the end of your current billing period. No refunds for partial months.

Subscription fees are non-refundable. However, you can cancel at any time to prevent future charges. If you cancel, you'll retain access to your subscription benefits until the end of your current billing period.

Yes! You can upgrade your listing to Featured or Premium at any time. Upgrades take effect immediately. If downgrading, the change will take effect at the end of your current billing period. The price difference will be prorated.

No setup fees and no long-term contracts. All our subscription plans are month-to-month with no commitment. Cancel anytime. Free listings are truly free with no hidden charges.

Featured listings get basic analytics: listing views, saves, and contact clicks. Premium listings include advanced analytics: visitor demographics, peak viewing times, comparison with similar properties, and performance insights to help optimize your listing.

Account & Security

Click "Sign Up" in the top navigation, enter your email, create a password, and provide basic information. You'll receive a verification email - click the link to activate your account. It takes less than 2 minutes!

Click "Login" then "Forgot Password?" on the login page. Enter your email address and we'll send you a password reset link. Click the link in the email and create a new password. The reset link expires after 24 hours.

Absolutely. We use industry-standard encryption (SSL/TLS) to protect all data transmission. Your payment information is never stored on our servers - it's processed securely through our payment provider. We never share your personal information with third parties without your consent.

Log in and go to your dashboard. Click "Profile" or "Settings" to update your name, email, phone number, and other account details. Some changes (like email) may require verification.

Yes. Contact our support team at support@phillypad.com to request account deletion. We'll remove your personal information within 30 days. Note that any active listings will be removed, and subscription charges will stop immediately.

Email verification ensures you have access to the email address you provided, helps prevent spam, and allows us to send you important notifications about your listings and account. It also adds an extra layer of security to your account.

Our customer support team is available Monday through Friday, 9 AM to 6 PM EST. While our platform is available 24/7, support requests submitted outside business hours will be answered on the next business day.

We appreciate you helping us improve! Please report any issues through our contact form with details about what happened, which page you were on, and what you expected to happen. Screenshots are helpful. We investigate all reports promptly.

Currently, we provide support primarily through email for better documentation and faster resolution. Premium listing subscribers receive priority email support with faster response times.

If you encounter a listing that seems fraudulent, has inappropriate content, or violates our terms of service, please report it immediately. Use the "Report Listing" button on the listing page or contact us with the listing URL. We take all reports seriously.

PhillyPad is a listing platform and cannot mediate landlord-tenant disputes or provide legal advice. For lease-related issues, consult with a local attorney or contact Philadelphia housing authorities. We can only assist with issues related to using our platform.
